Common issues found when buying a home

When you get the building survey back from the conveyancer there are more issues that occur over others. The first thing is not to worry and contact the conveyancer to discuss what needs to happen. Here are some of the most common issues that you will probably need to discuss with the seller before the sale can proceed.

 

  1. Damp. The issue of Damp is very common and it can be costly to fix if not down soon. The growth of mold and mildew is a surefire sign but the survey’s special equipment will soon pick it up.
  2. Roofing issues. As we generally spend no time on the roof it’s unlikely that we’ll pick up on any issues until they actually occur. Even so this is a common problem as it can take a while before anyone is aware of an issue until the survey throws it up.
  3. Japanese Knotweed. This invasive weed is able to damage the properties structure if left untreated. There is a very real chance that the property sale will totally collapse if this weed is not professionally removed, usually by fire!

  1. Covenants. If you find out that you can’t put an extension on the property would that change your mind about the place? It might not initially be in your plans but never having the option might make you think twice. A covenant is a control placed on the property usually from the mists of time but they can be prohibitive.
